GENERAL JOB DESCRIPTION        

The Site Manager oversees all daily janitorial operations and staff that includes training to ensure the efficient cleanliness and safety of the building.  

QUALIFICATIONS

High School Diploma or GED required. 

Other:

Seven years of successful, documented work history, performing related services in building(s) of similar size and complexity required. Demonstrated experience in the performance of custodial procedures, inventory control, quality control, knowledge and use of janitorial chemicals and equipment.  Ability to work with individuals with disabilities.  Experience in working with multiple crews of custodial workers preferred.  Interpersonal skills sufficient to communicate with participants, employers, staff and public.  Composition skills sufficient to prepare required reports.  Driving record must be sufficient to meet safe driving standards as established by Agency insurance carrier.  Valid Michigan driver's license.  Must obtain and maintain required security clearance with the General Services Administration 

 DUTIES and RESPONSIBILITIES

  • Recruit, train, supervise and evaluate designed staff.
  • Oversee Janitors and Supervisors in performance of services as outlined in the Performance Work Statement.
  • Prepare and maintain accurate records and report as required by the contract (administrative, payroll, direct labor, quality control, green cleaning, sub-contracting, recycling, etc.).
  • Assign custodial tasks and schedules to personnel (including sub-contractors) to accomplish all required contract work.
  • Ensure that quality of custodial services are performed in accordance with the quality control plan/contract.
  • Maintain orderly, clean and safe work areas.
  • Order all equipment and supplies necessary for performance of the contract and maintain appropriate inventory within budget guidelines.
  • Meet regularly with the Contracting Officer’s Representative to review work plans and assess areas needing improvement.
  • Assist with preparation of contract renewal and/or change proposals.
  • Ensure that all personnel are trained according to contract requirements, including use of PPE.  
  • Use modeling and positive reinforcement for appropriate behaviors in interactions with personnel.
  • Carry out other related duties and/or special assignments as assigned by the Contracting Officer, Manager of Environmental Services or designee.
  • Serve on Agency committee(s) as appointed.

SUPPLEMENTAL DUTIES:

  • Prepare quotations for emergency and/or maintenance service as requested by Contracting Officer or designee.
  • Provide coverage for supervisor during absences.
  • Drive Agency van or vehicles as required.
  • Oversee other SCA/AbilityOne contracts as warranted or assigned.

Physical Requirements:  

  • While performing the duties of this job, the employee is regularly required to, stand, sit; talk, hear, and use hands and fingers to operate a computer and telephone keyboard, reach, stoop, kneel to install computer equipment.
  • Work involves the ability to push and lift equipment, office furniture and accessories weighing up to 50 pounds. 
  • Specific vision abilities required by this job include close vision requirements due to computer work. 
  • Light to moderate lifting is required.
  • Work involves the ability to work flexible hours
  • Work involves working in extreme weather conditions 

Environmental Conditions:  

  • Moderate noise (i.e., business office with computers, phone, and printers, light traffic). 
  • Ability to work in a confined area. 
  • Ability to sit at a computer terminal for an extended period.
